Alium first worked with Christian giving charity Stewardship in 2009 when they took the decision to remain in their existing offices in North London but take additional space. This was designed and fitted-out in conjunction with a rolling refurbishment of the existing offices and with the client remaining in-situ throughout. The project involved a complicated series of temporary works and departmental decants but was completed to programme without significant disruption to the organisation.
Five years later Stewardship took the decision to relocate their head office from outer London to the heart of the City. The new offices were located in the Ground floor of a 10 storey apartment block which was originally intended for retail use. The suites concrete shell had no proper means of access, no toilets and no services (with the exception of the SVP’s from all the residential units above). As part of a competitive process Alium were selected to design and fit-out the space.
Realising the project on both budget and programme was always the principle challenge however. The site was compact with no parking, an un-secured perimeter and with very little opportunity to undertake noisy works due to the rtesidential units above. Deliveries were tightly scheduled and waste and muck-away removed in small batches early and late in the day. this included large items of plant and building materials.
Even though the majority of the budget was used to provide base-build services such as a mains power upgrade, new HVAC, sanitary facilities and a new section of glazed façade, Stewardship were still very keen to create a unique working environment. Their requirement for a ‘modern City presence with Hoxton sensibilities’ was challenging within such budget constraints. The unusual internal footprint was imaginatively designed to provide not just office and meeting space but a flexible, collaborative café and meeting area for visiting associates.
The final scheme included a mix of hidden rooms, sliding barn doors, meeting booths and even the clients own London street sign – painted bright pink. Every element of the space was carefully considered and utilised and the eclectic design has been a success with both staff and visitors alike.
